This week, while working on an offer for one of my buyers, I experienced firsthand the challenges of dealing with poor communication from the listing agent. Despite multiple attempts to reach out via phone and text, responses were minimal and unhelpful—often just one-word answers that ignored most of my inquiries. This lack of engagement forced us to submit what we referred to as a "blind offer," based solely on comparable sales in the area without any additional input that could have influenced our decision.

Unfortunately, my clients' offer was not accepted, but this situation highlighted a crucial point: the seller may have missed out on receiving a higher offer from us, potentially costing them tens of thousands of dollars. This was all due to their agent’s lackluster approach to communication. Effective interaction between agents can significantly influence the selling process, potentially increasing the final sale price through strategic negotiations.

When you are preparing to sell your home, one of the most critical questions to ask potential agents is about their communication style with buyers' agents. You’ll want to confirm:

  • Responsiveness: How quickly do they respond to inquiries?
  • Clarity: Are they clear and informative in their communications?
  • Engagement: Do they proactively address and answer questions?
  • Advocacy: How well do they represent your home’s unique features and value?

An agent who actively communicates and advocates for your property can create a competitive environment that drives up the price. They should be willing to go beyond the basics to highlight what makes your home special and ensure that buyer agents are well-informed and engaged.
